THE PROJECT : This property was a family vacation home with many wonderful memories. They found that life got busy and they weren’t able to make it to the coast as often as they’d like, and decided to sell so that someone else could enjoy this special spot on the water. It was a beautiful home - with the views being the most special feature of the home. There were some amazing windows in the dining room as well. If we had the budget and thought we could get an ROI for it, we would have made a few changes like replacing the countertop and backsplash, a sink with a ship painted in it, and some sailboat tiles around the fire place… we didn’t though - these things wouldn’t really bring us much as we were already pushing the price range which would be challenging giving the size of the home and lack of closet space in bedrooms. We had to maximize space and really emphasize the primary living area upstairs which also housed the master suite. Every room in this house had a view of the water, which was incredible and something we really wanted to highlight. We expected the target buyer of this home to be either someone using it like this family, as a second home or an empty nester. We chose simple inventory with colors that were an extension of what you saw out the window in the intracoastal waterway. We put minimal furniture in bedrooms in order to maximize space, and everything was done with the intention of keeping the eye focused on the view!

THE PROJECT : This house was a little dated on the interior, but the location was one of a kind, and we really wanted to stage the home to show it’s potential - because it could be - AMAZING!! The homeowner had already put a lot of money into it over the past year with repairs and basic things and they weren’t wiling to do any more, so we were working with what we had. It was a neutral palette, which was great. Our goal was to make it feel a mix of modern farmhouse, coastal chic and also providing a layout that made use of the space and fixed focal points.

Lakeview Drive - A Special Marina Lifestyle

THE STATS : One of highest priced homes to sell in Hampstead in the past decade at $1,045,000 | Under contract in 41 days



THE PROJECT : This house was so much fun to design a staging plan for! It is a gorgeous custom home, located on the marina with a 60' boat slip out it's backdoor. Every single room in the house (except bathrooms) included a phenomenal view. It has a fantastic layout, with primary living all on one level... and outdoor living that you'd use equally as much as you are indoors. There was a large flex room on the ground level which we wanted to show more purpose for, so transformed it into a guest suite with the potential to be a second master... this may be one of our favorite room transformations. In addition to the main house, there was a guest house/studio apartment over a detached garage, which we wanted to highlight the size and use of. Our goal with this house was to make it light and bright, reflective of the scenery which became it's backdrop. We also wanted it to be a blend of coastal, transitional, and classically on-trend. We achieved this by sprinkling in some more contemporary lines but in textures that lend to the coast. Keeping things simple inside so that the view maintains the buyers focus the entire time they preview the home.
